October 3, 2026

Meeting Notes

Membership / Attendance

8 of 9 Board Members attended. See Attachment I

Beth Boyle will eventually replace Joan as Treasurer

Bob Fellows and Doug Harrison are looking for replacements

Treasurer’s Report – Joan

Joan Provided a Treasurer’s Report (Attachment II)

80K$ in discretionary funding available for Dock maintenance projects

We added 20K$ this year. With normal expenses, we can plan to save 15k$

CD was increased to obtain interest on savings

Transfer fees were implemented last year at $1000 per lot.

Mail Boxes – Dave

Orange post office to provide replacement locks for identified problem boxes that they still own. The boxes we added are our responsibility

Docks and Common Area – All

Dave’s work; met with LKA docks for scoping estimates

Ramp replacement $31000– permitting fees (about $5000 - exceeds budget approved at Annual Meeting.) Project will be deferred

A ramp design change will entail a permit and a 7 month delay in any project.

Alternative scope involving placing new ramp on top of existing ramp was discussed.

That alternative would lose at least 5 inches of depth which we can’t tolerate with existing low lake level

Docks:

Alternatives are being reviewed with potential contractors

Recent best estimate was $240K

$6500 to get rid of old ramp

Dave replaced a 20 ft section – found a bad support post

Changes in materials:

Didn’t use stainless steel screws when we did replacement – existing screws rotting out – Need to use flashing tape

Don’t put in posts above dock level, eliminate stepdown to dock

Pavers instead of wood and use of rock wall are potentially better alternatives than direct replacement

Alternatives which Dave will discuss with residents before the annual meeting:

1.    Special assessment of $2k/lot to allow for a major project 2.    Raise dues by $250/yr and do project when funding available 3.    Maintain philosophy of maintenance as necessary with existing funding mechanisms

Fellows observation – other docks are in better shape but dues are higher. Assessment or dues increase is eventually inevitable

Kyle – stringers should be done at same time as dock replacement. Raises the cost incurred by $2500 per slip for slip owners

New Business

Kayak storage facility – not to be installed; locking is complicated

Stolen gas caps are a problem

Volunteers obtained for gardening at the entrance

Storm Damage

A couple of trees came down

                    Another was seriously damaged

                    Remove stumps in open area

$1600 estimated without stump removal tree portion in the woods

$3000 with stumps removed. Cathy will follow up with tree removal contractors
